Settling a property is a project — and most families end up project-managing it themselves: an auction company, junk removal, donation pickups, antique buyers, cleaners, and then tradespeople to fix everything before listing. Staybel manages the entire process instead. We assess the contents, create a liquidation plan, purchase selected items when you want us to, professionally auction appropriate goods, coordinate donations and disposal, clear the property, and complete approved repairs and improvements — one company, one point of contact.

Nobody needs to have passed away for this to matter. A 78-year-old moving from a 2,000-square-foot house into assisted living has exactly the same logistical problem as an executor — and we serve both.

Built to protect the estate — and your trust.
You are never required to sell anything to Staybel. When we offer to purchase items, that transaction lives on its own purchase agreement, completely separate from our services agreement — item, price, seller, authority to sell, payment and date, all in writing. Repair work runs on a third, separate construction contract.
Nothing is removed or sold before the executor or owner signs the written Estate Transition Plan. At the end, you receive a Final Estate Liquidation Report — gross auction proceeds, purchases, fees, disposal costs and net proceeds to the estate — plus donation and repair documentation. Executors get a complete paper trail.
Not a garage sale. Not a hundred strangers.
Our team photographs, researches, measures, catalogues and lots everything — premium pieces individually, everyday goods in sensible grouped lots. Pickup happens in scheduled windows with Staybel personnel supervising the property, floors and walls protected, and large-furniture removal coordinated separately. Buyers get instructions and time slots; your family's home never becomes an open house for strangers.

Our primary package: everything in Estate Clear plus professional cleaning and minor repairs — hand back a presentable property.
Estate-to-Market
Everything above plus comprehensive property preparation and coordination with your Realtor. The property comes back empty, clean, repaired and ready to list.
Repaired honestly — not renovated automatically.
After clearance we inspect the property and prioritize: essential repairs that would interfere with a sale (leaks, unsafe railings, damaged drywall, doors, electrical and plumbing deficiencies, water damage) — sale preparation that improves presentation inexpensively (paint, trim, caulking, fixtures, deep cleaning, pressure washing) — and strategic renovations only where the likely value increase justifies the investment. We'll tell you what should be repaired, what could be improved, and what we wouldn't spend money on. That honesty is the point.
